How much is end of tenancy cleaning?
£109 for a studio, £139 for a one-bed, £169 for a two-bed, £219 for a three-bed, £279 for a four-bed and £339 for five or more. Extra bathrooms are £20 each.
Will I get my deposit back?
Cleaning causes more than half of all deposit disputes. We work to the agency checklist and, if the clerk raises anything about the cleaning, we come back free within 72 hours.
Do I need carpets cleaned too?
Only if the inventory says they were professionally cleaned at the start, or if they are stained. Add it here for £32 a room.
How soon can you come?
Same-day and next-day slots are usually available. Book before 11am and we can often clean the same day.
Do I need to empty the property first?
Yes, of personal belongings. Anything staying for the next tenant can be left. An empty property lets us reach inside cupboards, wardrobes and behind furniture, which is exactly what the inventory clerk checks.
Is the oven really included?
Yes. Inside the oven, the hob, the extractor filter, the fridge, the freezer and the washing machine drawer are all in the price. Many companies charge £30 to £50 extra for the oven alone.
What if my landlord is not happy?
Send us the check-out report within 72 hours and we return and re-clean whatever was flagged, free. That is the whole point of the guarantee.
Can my landlord force me to pay for professional cleaning?
No. Since the Tenant Fees Act 2019 a landlord cannot require it as a condition of the tenancy. You simply have to return the property as clean as you found it, and a professional clean is usually the cheapest way to do that.
Do you clean carpets?
Not as standard, as most tenancies do not require it. Add professional carpet cleaning for £32 a room. Check your inventory: if the carpets were professionally cleaned at the start, you will usually need to do the same.
How far in advance should I book?
A few days is comfortable, but we hold same-day and next-day slots for move-outs because dates slip. Book before 11am and we can often come the same day.
